The company

A software house from Maringá that has lived through four generations of technology

Sistemas CORDON has been around since 1993. It started out writing software for MS-DOS and still writes software today, for the cloud — for many of the same customers.

Who we are

Management software, built by people who support the people who use it

Our roots and our greatest strength are in real estate: CdAdm has handled property management and rentals for real estate agencies since 1993. But CdAdm is a modular platform — finance, inventory, billing, tax and CRM — that also serves retail, industry and services.

Around it we grew the portfolio with customer service over WhatsApp (WppManager) and team productivity (ScWork). All in the cloud, with in-house support and continuous updates.

Our story

The technology changed four times. The customers stayed.

Each of these shifts meant rewriting a lot. We made every one of them without leaving behind the people already with us — that is why we still have customers from the '90s.

  • 1993 – 1995

    MS-DOS

The first management systems, on terminals, for companies in Maringá and the surrounding region.

  • 1996 – 2009

    Windows

A graphical interface and a solid real estate offering: leases, owner payouts and collections.

  • 2010 – 2019

    Web

The system leaves the desktop computer and runs in the browser, from anywhere.

  • 2020 – today

    Cloud and integration

Cloud infrastructure, banking and tax APIs, customer portal, BI and three platforms talking to each other.

How we do it

A small company shouldn't be able to serve real estate, retail and industry at the same time

That's a fair doubt — whoever promises every industry usually delivers none. The reason we can has a name, and it is an architecture decision made many years ago: CdAdm is not a system. It is a platform, and the systems are built on top of it.

The math behind it

Of everything it takes to get a management system up and running, only about 40% is business logic — what changes from one industry to another. The other 60% is always the same: login, permissions, backup, reports, banking integration, invoicing, processing queues, auditing, data import.

What every system needs and no one sees What changes from industry to industry

Starting from scratch means rebuilding that 60% every time. Here it already exists, tested by more than 30 years of use in production. A new system starts with most of the road already traveled — and is born with backup, auditing and banking integration on day one, not in version 3.

What this does not mean: that we build a system for your industry in a week. The remaining 40% is exactly the hard part — understanding how your business really works. The platform brings speed; it does not replace knowing the industry. That is why it took us three decades to get good at real estate.

What's already built into the base

  • Login and permissionsSessions, profiles and per-user menus
  • Multi-companyOne system, several isolated companies
  • ReportsOur own generator, with editable templates
  • Banking integrationRemittance, return files, agreements, PIX (Brazilian instant payments)
  • InvoicingIssuing and delivering the PDF
  • Background jobsQueues, cron and routine monitoring
  • AuditingWho changed what, and when
  • Import and exportCSV, XLSX, JSON, XML, DBF
  • Indexes and tablesIGPM, INPC, IVA, cities, holidays

On top of this base run the real estate module, finance, inventory and billing, agreements, the KPI dashboard and the customer portal — all with the same login and the same records.

How we work

Four principles we take seriously

Show, don't promise

This site has no paid testimonials, no made-up numbers and no mock-up screens. The images are screenshots of the real system, with our customers' data removed. If a feature isn't ready yet, we say so.

Human support

On the other end there are real people, with names, working next to the developers — in the same office. No mandatory bot, no ticket number required to talk to someone. Phone, WhatsApp, email and remote access, Monday to Friday, 8 a.m. to 6 p.m. (Brasília time).

Sell only what helps, lock no one in

The modules are separate on purpose: we'd rather have a customer who pays less and uses everything than one who pays a lot and opens three screens. And there is no lock-in contract or cancellation fee — those who stay, stay because they want to.

Use what we sell

CORDON runs its own operation on ScWork and serves customers on WppManager. Any annoyance reaches us before it reaches you.
